Fulfil your CBD Compliance Obligations

CBD (Commercial Building Disclosure) logo

The CBD (Commercial Building Disclosure) Program came into full effect on the 1st of November 2011 and requires most sellers, lessors or sub-lessors of office spaces greater than 1000m2 to disclose a valid and current Building Energy Efficiency Certificate before selling or leasing their building on the market. This is necessary to comply with current Australian Government regulations before marketing the building.

What is a BEEC?

NABERS Rating

A current NABERS Energy Rating based on energy audits of the past 12 months.

CBD Tenancy Lighting Assessment

A CBD TLA establishes the Nominal Lighting Power Density (NLPD) of relevant functioning spaces in a building. This certification is valid for 5 years.

Keep your building compliant with a current BEEC.

Acquiring a BEEC is the first step in accessing and understanding meaningful information about a building’s performance.

Improving building energy efficiency is one of the most cost-effective ways to reduce greenhouse gas emissions and align with Australia’s climate goals. For commercial office owners, it also plays a key role in staying competitive in an increasingly sustainability-focused property market.

The Commercial Building Disclosure Program (CBD) requires most office buildings over 1,000 square metres to disclose their energy efficiency before they can be sold or leased. This is done through a Building Energy Efficiency Certificate (BEEC), which includes a NABERS Energy Rating and a Tenancy Lighting Assessment.

Compliance with the CBD is not only a legal requirement, it’s also a commercial advantage. High-performing buildings attract better tenants, support stronger ESG credentials, and may command higher valuations. In contrast, non-compliance can limit leasing opportunities and expose owners to penalties or reputational risk.

NettZero provides fast, reliable BEEC assessments to ensure your building meets CBD obligations. Our team streamlines the process, helping identify ways to boost your NABERS rating and unlock operational savings.

Whether you’re preparing to list a property or want to future-proof your portfolio, ensuring CBD compliance through a NettZero-conducted BEEC is a smart step for building owners looking to lead in performance, value, and sustainability.

NettZero submits hundreds of BEEC applications every year, more than most organisations in Australia.
